Persistent tailwinds in the logistics occupier market for now

Logistics property has long been eagerly sought after by occupiers: take-up volumes have risen sharply in recent years. Take-up also hit record levels in the first six months of 2022.

For example, Dayes, a developer and distributor of household appliances, leased a 52,000 sq m warehouse at G-Park Zevenaar this summer. A more recent example is DHG, which concluded a lease agreement with Fox Global Logistics for a 22,000 sq m Smartlog in Rotterdam. The result: vacancy rates have hit another record low.

Occupier demand for logistics property has therefore remained strong for now. Moreover, the sector still struggles with limited capacity on the power grid. Adding to this are the sharply increased building costs and high land prices. All these developments have caused top rents to rise further in the recent period.
