Greater demand visible in take-up of e-commerce

Thanks in part to the increased demand, the first quarter of 2021 achieved a record volume with over one million sq. m. of logistics property being taken up. This turned out not to be a one-off event: a considerable amount of logistics property was taken up in the second quarter of 2021 too. Examples of major transactions in 2021 so far were those of online retailer VidaXL (approx. 140,000 sq. m.), medical distributor Alloga in Veghel (66,000 sq. m.) and Picnic in Ridderkerk (42,000 sq. m.).

The total logistics take-up volume in the first half of 2021 was over 40% higher than in the first half of 2020.

In the analysis below, the take-ip of various sectors from a period of five quarters before the COVID-19pandemic have been compared with the five quarters during the pandemic. The take-up of e-commerce-related logistics has increased by around 33%, from 300,000 sq. m. to 400,000 sq. m. A striking increase can also be seen in the rise in storage-related logistics and in post and couriers. It’s true that the share of the latter remains relatively low, but in absolute terms, it has tripled during the pandemic. This is in line with the explosion in the number of online orders.
